A 30 yard roll-off is roughly twenty-two feet long, eight feet wide and about six feet tall, which is twelve or thirteen pickup loads. The extra capacity over a 20 comes from height rather than footprint, so it takes the same ground length but holds half as much again. Material goes in over a higher wall, which is why the rear door earns its keep on this size, and why we ask about the surface before we set one down.

Why people choose the 30 yard

The 30 is the container for a job that will not fit inside a weekend. A whole house emptied after a sale or a death, a family working through four or five rooms at once because everyone is in town for the same three days, or a large remodel in Roanoke County where the work runs for weeks and the debris arrives steadily rather than in one push. The county side of that is worth naming, because the two halves of this valley produce different work. Roanoke County ownership runs about 76 percent against roughly 52 percent inside the City of Roanoke, the county stock is newer, and county houses sit on larger lots. That combination gives you owner-occupier renovation on properties with room to place a big container, which is exactly the 30 yard customer. In the city, the same volume of material often has to go into two smaller boxes instead, simply because of where the drive is.

What goes in a 30 is airy by definition. Furniture, mattresses, boxed household contents, carpet and underlay, cabinetry, doors, trim, drywall, framing offcuts and siding all consume volume quickly and build weight slowly, and that is the material this size is designed around. The discipline that goes with it is keeping density out. Broken concrete, brick, block, tile bedded in mortar, crawlspace spoil and anything saturated will take a 30 to its lawful payload with the container looking barely half used, and then nothing can move until it is part-emptied by hand. In this valley the commonest version of that mistake is rot repair. Roanoke City, Roanoke County, Vinton and Salem are all designated SEVERE for termite infestation probability, and sill plate and band joist debris is short, damp and heavy. Put it in a 10 loaded flat, alongside the 30, and the job costs less rather than more. That split is the single most useful decision a homeowner makes before ordering anything, and it takes one phone call.

Placement is the real constraint on this size and we would rather discuss it before delivery day than on it. A 30 takes about the same ground length as a 20, so the length itself is rarely the problem, but the extra height and weight change how the box behaves on a grade. Roll-off delivery is a gravity operation, and a tall container loaded high sits differently on a sloped surface than a low one. The Roanoke Valley is karst, and Virginia Energy notes that subsidence is generally not covered by a standard homeowner’s insurance policy, which is a reason to think about the ground under a large loaded box rather than only the surface of it. On a hillside lot in South Roanoke or Garden City the honest answer is often two 20s instead of one 30. On a level county property with a wide drive, the 30 is straightforward. There is one more argument for this size, and it is about how many times a truck has to come. On a whole-house cleanout the material does not arrive evenly. It comes in bursts as each room is finished, and a container that fills on a Sunday afternoon when nobody is answering the phone stalls the whole job until Monday. The 30 gives you enough headroom that the pace of the work sets the schedule rather than the size of the box. That matters particularly on estate jobs, where an out-of-town family has a fixed number of days, and on rental turnovers of larger buildings where the next tenant has a date. Will it fit?

A 30 yard takes roughly the same twenty-two feet of ground as a 20, so allow around twenty-eight feet of usable length with the rear door swing, about ten and a half feet of width and 20 feet or more of overhead clearance for the hoist. The truck still needs around 60 feet of straight approach. What changes is height and loaded weight, and in this valley that turns the surface and the slope into the deciding questions. Roll-off delivery works by gravity and the cable has to recover a full box, so on a graded drive we spot the set from the low side and square the truck to the slope, and there are plenty of hillside drives in South Roanoke, Grandin Court, Deyerle and Garden City where the honest advice is two 20s rather than one 30. The ground matters as well as the grade, because the Roanoke Valley is karst and a large loaded container is a concentrated point load. Plywood goes under the wheels and the rails every time. The fire code applies as always: at least five feet from combustible walls, openings and roof eave lines under International Fire Code § 304.3.3.

Is a 30 too big for a house cleanout?

Not if the whole house is coming out. A 20 is the right call for a crawlspace and an attic worked through over a few weekends. A 30 is the right call when every room is being emptied, when several people are working at once, or when a family has a fixed number of days to finish. The question that decides it is usually not the volume but the driveway, because a 30 needs room and a firm, reasonably level surface. Describe the drive when you call. If it will not take a 30 we will say so and suggest two smaller containers instead, which on many valley lots is the better arrangement anyway.

Why can I not put concrete in it?

Because you would fill the legal payload with the box barely half used, and then nothing moves. Concrete, brick, block, stone, mortar and tile in a mortar bed are several times denser than household debris, and a 30 loaded with them is a container that cannot lawfully leave the property. The same is true of crawlspace spoil, soil, sod and anything saturated. Put dense material in a 10 loaded flat and low, keep the 30 for the airy material, and the total cost of the job goes down rather than up. We would rather have that conversation at booking than send a truck that has to come back empty.

How much room does it need?

Around twenty-eight feet of usable length once the rear door swing is allowed for, roughly ten and a half feet of width and 20 feet or more of overhead clearance for the hoist, plus about 60 feet of straight approach for the truck to line up and back. The footprint is much the same as a 20, since the extra capacity comes from height. What you also need is a surface that will take a heavy loaded container and a grade the cable can recover it from. Can I use it for a roof?

You can, but it is rarely the right box. Tear-offs are weight jobs rather than volume jobs, and a container of shingles reaches payload long before the sides fill, so ordering a bigger box just gives you more empty space to look at. Size a roof by squares and layers instead: a square is one hundred square feet, and a second layer roughly doubles the tonnage. Most house tear-offs in this valley land in a 15 or a 20. Where a 30 does make sense is a re-roof running alongside a full renovation, with the shingles kept in their own smaller container.

Do I need a permit for a container this size?

Only if it sits in the public right-of-way, and in this valley the answer depends on whose street it is. On a City of Roanoke street it is the City’s Dumpster and Portable Storage Container Permit, applied for at least ten calendar days ahead, valid a maximum of 30 consecutive days, with a certificate of public liability insurance of at least one million dollars per occurrence naming the City as an additional insured, cones and reflective tape at all times and a ten-foot travel lane kept open. On a Roanoke County subdivision street the road is usually the state’s under the Byrd Road Act, so ask the VDOT Salem District. On your own property, normally none.
